The basic requirement for this type of research laboratory was to design Mechanical and Electrical support services which provided the environmental conditions necessary, consistent with experimental requirements.  This required appropriate ventilation air change rates within animal rooms and support accommodation and therefore a number of air Handling Unit/Ventilation systems designed to achieve the required air change rates, interfaced with an automatic control system which is user adjustable to give control of variables such as temperature, humidity and lighting (via lighting control system).  Careful planning of plant space, location and service distribution was key to the success of such a highly serviced development, where M&E services accounted for 50% of the total construction cost.  The heat source for AHU Ventilation systems was derived from gas-fired boiler plant and low-temperature hot water circulation pumps. The cooling source was derived from an external packaged air cooled chillier unit and chilled water circulation pumps.  Other support services comprise above ground drainage, domestic water systems, natural gas supply, general power, lighting, fire alarm, security and sound systems.
