Based in the heart of Glasgow City, Hulley & Kirkwood were consulting M&E Engineers to a major conversion of the traditional atrium-mall ‘Sauchiehall Street Centre’ into dedicated retail units, all to be directly accessible from street level. This meant the creation of retail unit shell for both new and existing Tenants, including a ‘36,000 ft2 sales floor’ flagship unit for major High Street retailers ‘Primark’.

The Landlords brief required the complete decommissioning and strip-out of all primary Landlord HVAC plant and supplies, with a major philosophy change in each Tenant providing and being responsible for their own HVAC. This proved for a complicated and challenging project, as most existing Tenants were to continue trading throughout the contract works.

The project included a ‘vertical transportation’ scheme of 4 new escalators, 2 new passenger lifts, 2 new goods lifts and the refurbishment of 6 existing passenger/goods lifts, all to the particular requirements of the Landlord or his Tenant.

The remit of Hulley & Kirkwood included the following standard Landlord services;

  • Fire Protection/Life Safety Systems
  • Foul & Surface Water Drainage
  • Water Services
  • Gas Infrastructure
  • Electrical Power
  • Lightning Protection
  • Landlord Area/Common Facilities
