20-26 Market Road is a mixed use development comprising of residential (including affordable housing), live/work accommodation and speculative office accommodation.
The site spans across three railway tunnels which serve main lines into London Kings Cross. Industrial and commercial accommodation currently exists on the site.
It has been essential for the design team to liaise closely with the rail network operators and provide sufficient evidence that the new development will not affect the existing tunnels.
The project will be phased over a period of three years with the residential accommodation being completed first. Care had to be taken to ensure that disruption to new occupants will be minimised.
All of the buildings on the development have been modelled using dynamic simulation software in order to optimise the buildings’ orientation and fabric. Due to the nature of the accommodation, it is likely that prospective tenants would be keen on low energy costs. Therefore, we have come up with a naturally ventilated solution for the building which eliminates noise problems from the rail lines, provides good internal environmental conditions and can also be retrofitted with conventional comfort cooling systems.
It was the design team’s intention that this prestigious development must go someway to continuing the regeneration of one of London’s most promising new areas.
