Hulley & Kirkwood were Designers for the new Edinburgh Royal Infirmary Joint Venture Project (Balfour Beatty, Haden Young, and Morrison Construction), located at a greenfield Site at Little France on the outskirts of Edinburgh.

The project comprised of a new hospital block (approx. 12,000m²) with 27 Operating Theatres, five of which are ultra clean, 897 beds, a Maternity Unit, HSDU and Hospital Laboratory Block. The project also included the University of Edinburgh Medical School comprising approximately 11,000m² of combined Laboratory and Academic Accommodation.

The first phase of the project was completed in October 2001 with final handover of Phase Two in December 2002.
