St. Andrew’s House represents the first development on the Old Simoco site to the North of Cambridge. The Office is planned on a known floodplain requiring the Ground Floor Accommodation to be raised on stilts, taking it out of the 100 year flood level. A 4 pipe fan coil air conditioning system is provided to the three floors of office space with provision to let and sub-let each floor.
A total of 4,500m² is provided within the Office Development with the provision of utility services for future Housing Developments. The office space is fitted out to Category ‘A’ Standard with a raised floor and vertical distribution risers for tenants small power and communications/data cabling. The services have been designed to support a single or multi-tenanted fit-out. Central plant was located at roof top level with intake services provided via the basement car park area. A basement car park provides parking for over 60 cars with provision for additional opening car parking on an adjacent site.
Included within the project was the refurbishment and provision of utility supplies to an adjacent building on the site.
