This new building is in the heart of London’s West End.  It faces three ways: north onto Piccadilly, south onto Jermyn Street and west onto Church Place - an important pedestrian link between the two main streets.  It is eight stories high and will house over 7,000m² of office space and nearly 3,000m² of retail space.  It is a modern classical design that complements the character of its surroundings while adding something fresh and new. 

The building is designed to express the prestige of the area and the high quality of the accommodation with a distinct identity and strong character.  It is built of Portland stone with cast metal details.  At the upper levels, the plant room is contained within a delicate rooftop pavilion with narrow columns and glass walls. 

By careful selection of the services and advising on structural solutions it has been possible to reduce the service voids for the speculative office areas to an absolute minimum.  This has allowed an additional floor to be accommodated within the Planning Departments restricted height for the building, thus maximising the lettable area. 

The services have been designed to allow complete flexibility for future tenants and provide sufficient resilience in order to avoid future installation of additional tenant plant. 

It was the wish of the Client and intent of the design team to provide a building which will achieve an “Excellent” BREEAM rating.
