The City Point Office building in Edinburgh sits directly opposite Haymarket Railway Station within the City Centre and given such a prime site for a Speculative Development Commercial Office Building has attracted much interest from blue chip organisations for occupation.
M&E services were installed with sensitivity to the site and architectural features, whilst also complying with the main recommendations of the BCO guide for offices in terms of flexibility for incoming tenants.
The mechanical services installations comprised airside control four pipe fan coil units, exposed roof mounted full fresh air air-handling plant with integral run around coil heat recovery along with low pressure hot water systems and chilled water systems all linked to a Johnson Controls BMS LAN and head end.
Electrical services comprised an ECS lighting control system connecting to an LG3 standard office lighting installation complete with Cat 2 louvres as well as feature lighting to the main entrance and external car park lighting. A flexible underfloor busbar power distribution system connected to floor boxes with provision for voice and data. An analogue addressable fire alarm system and intruder detection system provides security and fire protection to the highest standards. Electric traction lifts provide an excellent standard of service with respect to waiting time norms.
