First Central Business Park scheme includes the new HQ for Guinness UDV and improvements to the local transport infrastructure. Hulley and Kirkwood were appointed as the services infrastructure strategy consultants for the complete Business Park development that included the proposal of eight office buildings, a hotel, new London Underground Station and landscaping. Hulley and Kirkwood were also appointed as the Landlords Services Consultants for the Guinness HQ building which consists 18,500m² over seven office floors and car parking below the building at two levels.
Roof mounted package plant and chillers service six core risers for tenant fit-out of each floor. Three of the six cores are fire-fighting which include Otis Gen2 Fire Fighting Lifts, ventilated lobbies and stairs. The offices are located abreast of the full height central atrium that contains four scenic lifts that communicate with link bridges at each level. The office space design is based on the use of 4 pipe fan coils, with fresh air via the core risers and whilst the extract is provided via transfer grilles between the ceiling void and the atrium, extract louvres being located at the top of the atrium space. The external lighting has been developed to compliment the building architecture and prominence as the gateway to the new business park.
