The Balfour Beatty Headquarters Office Building in Edinburgh sits adjacent to Stewarts Melville College within the City Centre. Given such a prime site for a commercial office building, it has attracted much interest. M&E services were installed with sensitivity to the site whilst also complying with the main recommendations of the BCO guide for Offices, in terms of flexibility for incoming Tenants.
The Mechanical Services installations comprised airside control four pipe fan coil units, exposed roof mounted full fresh air air-handling plant with integral run around coil heat recovery along with low pressure hot water systems and chilled water systems all linked to an Andover Controls LAN and head end.
Electrical services comprised a lighting control system connecting to an LG3 standard office lighting installation as well as feature lighting to the main entrance and external car park lighting and a flexible underfloor busbar power distribution system connected to floor boxes with provision for voice and data. An analogue addressable fire alarm system and intruder detection system provides security and fire protection to the highest standards. Machine-roomless lifts provide an excellent standard of service with respect to waiting time norms.
