Standard Life House is the World Headquarters of the Company located in Edinburgh and is the workplace for over 2,000 office workers. The building is 24,500m² net useable area providing Boardroom with world wide audio-visual links, Executive Offices for Directors, Dealer Floors, Open Plan Offices, Training Rooms, Meeting Rooms and a state of the art AV Suite.

The building was developed to a commercial base specified by Standard Life Property Investment and then adapted to meet Tenant Fit-Out needs under a separate budget allocation from Standard Life as the Tenant, under the control of the Standard Life Building Premises Manager.

To meet both requirements and to ensure efficient and effective facilities for potential late night, overnight and weekend working, the Mechanical and Electrical Systems have been designed to provide;

  • Building A and Building B divisibility to allow separate future lease, sale or occupancy of each Building, thus enhancing Asset Values of the development
  • Zoning of each floor level into 3 at 500m² for Building A and 2 at 500m² for Building B. Each zone can be operated independently in M&E terms and to allow extended working for Project Groups
  • Highly flexible IT, desking and partitioning
  • AT&T structured wiring system
  • IT delivery from above-floor IT pod
  • Mechanical control of individual lights from hand-held electronic controllers
  • Local control of heating and cooling for each 50m² zone by telephone to BMS room.
  • Free cooling energy efficient VAV Air Conditioning providing high room comfort and high room air quality
  • Perimeter radiators with zone and TRV control to allow low energy night and weekend operation at low occupancy with air conditioning switched off
  • Dual electricity supply from Scottish Power to avoid need for Standby Power Generators
  • UPS and Power Quality monitoring for Computer Equipment. Roof top plant location for Boilers and Chillers enclosed in screened areas to ‘landscape’ roof from overlooking views from Edinburgh Castle to satisfy planning requirements.
